Project Overview
Phoenix Equipment purchased a closed 600,000-gallon tank farm and unloading station in McIntosh, Alabama and assumed responsibility for complete site clearance. The scope included equipment recovery, dismantlement, scrap recycling, removal of a large concrete retaining wall structure, and restoration of the property to greenfield condition.
The approximately $1.5 million project was completed in three months and finished in September 2008.
Recovering Reusable Equipment
Before clearing the site, Phoenix identified equipment that still had value for continued industrial use. The equipment preserved for resale included 17 horizontal 304L stainless steel tanks:
- 13 × 45,000-gallon tanks
- 1 × 15,000-gallon tank
- 2 × 7,000-gallon tanks
- 1 × 3,000-gallon tank
Several of the stainless steel tanks and a scrubber were ultimately sold for continued industrial use.
Dismantlement, Recycling & Site Clearance
Phoenix removed the remaining equipment and structures from the former tank farm, including the large concrete retaining wall associated with the operation.
Equipment and material without a viable reuse market were separated for recycling, generating more than 1,000,000 pounds of non-ferrous material and approximately 1,000 tons of ferrous material.
Once the reusable equipment, remaining process assets, and structural components had been removed, Phoenix restored the property to greenfield condition.
Project Outcome
Phoenix completed the approximately $1.5 million project in three months, recovering reusable equipment and recyclable material while clearing the former tank farm and unloading station. The property was returned to greenfield condition in September 2008.

Recovering Value Before Returning the Site to Greenfield
A closed industrial site can contain value in both reusable equipment and recyclable materials. At the McIntosh tank farm, Phoenix recovered value through equipment resale and material recycling before completing the site clearance.
Stainless steel tanks and a scrubber were preserved for reuse, while more than one million pounds of non-ferrous material and approximately 1,000 tons of ferrous material were recycled. That recovery strategy supported the broader removal effort and allowed the former tank farm to be returned to greenfield condition within three months.
