Project Overview
Changes in market conditions led Arxada to discontinue a chlorination production line housed within a five-story process building at its Rochester, New York facility. With the operation shut down, Arxada wanted the building removed and the area cleared for future use.
The shutdown left behind a substantial amount of process equipment and supporting infrastructure. Some equipment still had potential value for reuse, while the remaining building and materials needed to be dismantled, recycled, or removed.
Phoenix Equipment was engaged to manage the complete project, including equipment recovery, dismantlement, demolition, and material disposition.
The Challenge

The chlorination production line occupied a densely configured, five-story process building containing a significant amount of equipment and associated systems. Major equipment included:
- Process columns
- Pressure vessels
- Reactors
- Heat exchangers
- Piping and associated process systems
- Supporting structural and mechanical infrastructure
Work throughout the multi-level structure had to be carefully sequenced so reusable equipment could be removed before structural demolition began.
Arxada also wanted to avoid internally coordinating the different parts of the closure. Equipment removal, dismantlement sequencing, recycling, and final demolition all had to work together as one project.
Recovering Equipment Before Demolition

Phoenix began by identifying and selectively removing process equipment with potential secondary-market or recovery value.
Columns, vessels, reactors, heat exchangers, and other equipment were carefully dismantled and recovered before structural demolition began. Removing reusable equipment first preserved its potential value before the remaining facility was demolished.
Completing the Site Clearance

Once the recoverable equipment had been removed, Phoenix proceeded with demolition of the remaining building and associated infrastructure. Materials generated during demolition were separated for recycling where appropriate, reducing the amount requiring disposal.
Equipment recovery, dismantlement, demolition, and material disposition were managed as one coordinated project. That gave Arxada a single point of responsibility rather than requiring its team to coordinate multiple contractors and overlapping scopes.
Project Outcome

The completed project removed the idled chlorination production facility and cleared the area for Arxada's future use. Reusable process equipment was recovered before demolition, preserving potential value from assets that otherwise could have been lost during the building's removal.
Along with clearing the area for future use, the project relieved Arxada of the burden of managing a complex industrial dismantlement program across multiple contractors. Phoenix managed the work from initial equipment recovery through final demolition and material disposition.
