Project Overview

Edeniq no longer required its biotechnology pilot plant in Visalia, California, and needed to monetize the process equipment and return the leased property to the landlord.

Phoenix Equipment purchased the plant assets and paid the associated removal costs. The approximately $1 million project included liquidation of roughly 100 pieces of process equipment. Phoenix also removed interior and exterior process infrastructure, cleared stored materials and debris, and restored the property to a broom-clean condition. The work was completed safely in approximately eight weeks.

The Challenge

The primary challenge was the short schedule. Edeniq needed to exit the leased California facility quickly, which meant the asset sale, equipment removal, structural dismantlement, cleanup, and property turnover all had to be coordinated within the same short schedule.

The scope extended well beyond process equipment. Phoenix also had to remove outside process structures and mezzanines, indoor conveyor systems, fermentation and mixing equipment, pallet racking and stored materials, along with equipment, scrap, and debris from the site's boneyard.

Asset Recovery & Liquidation

Phoenix purchased Edeniq’s process assets and managed the liquidation and removal effort. The facility contained approximately 100 pieces of process equipment, including stainless steel tanks, fermentation and mixing equipment, distillation equipment, boilers, pumps, conveyors, compressors, colloid mills, mixers, and a large process chiller.

Major assets included a 10,000-gallon stainless steel holding tank, 13 jacketed 1,500-gallon 316L stainless steel vertical tanks, three 475-gallon A&B Process kettles, a CIP skid, an 18-inch × 24-foot distillation tower with reboiler, two Hurst boilers with deaerator, and a 267-ton chiller.

Turnkey Removal & Site Restoration

Phoenix executed the physical removal using cranes, telescopic forklifts, manlifts, and other rigging equipment. In addition to the process equipment, the work included removal of structural and storage elements throughout the site so the leased property could be returned in accordance with Edeniq’s lease obligations.

The building and surrounding property were cleared to a broom-clean condition suitable for turnover to the landlord. Phoenix completed the work within the required schedule, allowing Edeniq to return the land and building to the landlord.
