Project Overview
Following Flying Dog Brewery’s acquisition by a larger beer producer, production was relocated and the Frederick, Maryland brewery was no longer needed for operations. The original Flying Dog owners retained ownership of the land and buildings, sold the property to a non-beverage manufacturer, and were required to clear the site within a defined timeframe.
Phoenix Equipment acquired the brewery’s process assets and took responsibility for the complete liquidation and removal effort. The approximately $1.25 million project ran from October 2023 through March 2024 and included equipment liquidation, auction sales, removal, and transfer of remaining assets to Phoenix inventory for continued resale.

The Challenge
The property sale created a defined clearance schedule. The owners needed the brewery equipment removed so the site could be turned over to the new property owner while still recovering value from a large group of specialized brewing and packaging assets.
Phoenix had to coordinate the auction, equipment removal, and storage of unsold assets within the same project schedule rather than relying on every piece of equipment to sell before the property could be cleared.
Brewery Equipment Liquidation & Auction
The acquired assets included a 50 BBL brewhouse, 15 BBL brewhouse, more than a dozen 200–250 BBL jacketed fermenters, a yeast propagation system, grain handling equipment, bottling equipment, and other brewery process machinery.
Phoenix sold a portion of the equipment through auction. Assets that remained unsold when the site had to be cleared were transferred to Phoenix’s storage yard for continued remarketing.

Site Clearance & Equipment Removal
Phoenix completed the brewery equipment removal within the required schedule, while unsold assets were preserved and transported to storage for continued remarketing. This allowed the property turnover to proceed without waiting for every piece of equipment to find a buyer.

Separating the Property Schedule From the Equipment-Sale Timeline
Phoenix’s outright purchase of the brewery assets allowed the owners to move forward with the property sale without waiting for every piece of equipment to find a buyer. Auctioned assets generated immediate recovery value, while remaining equipment was removed to Phoenix inventory for continued resale after the Frederick site had been cleared.
